    The property is listed and shown by our team — not a lockbox code texted to a stranger.

    Screen & place tenants

    We take screening seriously: every applicant is run through a rigorous review of credit history, outstanding debts, landlord references, income verification, and a close check for inconsistencies or red flags on the application — before a lease is signed and the security deposit and first month's rent are collected.

    Collect & report

    Rent collection, monthly owner draws by the 15th, and full financial statements available any time in your 24/7 owner portal.

    Maintain & enforce

    Maintenance coordination, lease enforcement, periodic drive-bys, included walkthroughs scheduled around your lease term, and posting of legal notices — handled on your behalf. A 24/7 on-call line covers maintenance emergencies; everything else goes straight to your Perch contact.

    Move-out & renew

    Documented move-in and move-out inspections, then the cycle starts again for renewal or re-leasing.

Lease renewals: a flat $150 per renewal, on every plan.
Included walkthroughs: one property walkthrough per 12 months of lease term — for example, one around the 6-month mark on a 12-month lease, or two on a 24-month lease — plus periodic drive-bys of the property. If a drive-by or a reported issue looks out of the ordinary, your property manager may add extra walkthroughs at no charge. Beyond that, additional walkthroughs are $200 each.
Optional add-on: overseeing a vacant property remodel — 10% of the total invoice for completed work.
30-Day Cancellation Policy

Cancel anytime, by either of us, with 30 days' notice.

Our management agreement isn't a long-term lock-in. Whether it's six weeks in or three years in, either you or Perch can end the relationship at any time with 30 days' written notice — no cancellation fee, no fine print.

What happens if a tenant needs to be evicted?

We handle the process on your behalf: posting legal notices, communicating with the tenant, and filing the paperwork — but the eviction is filed and handled in your name as the landlord, not ours. All attorney fees and court filing costs are the owner's responsibility; we don't cover any of that expense. We'll walk you through what to expect before it happens.

How does the leasing fee actually work?

It's a one-time fee per placement, not annual: 50% of one month's rent for a 12–23 month lease, or 100% of one month's rent for a lease of 24 months or longer. It covers marketing, showings, and screening for that lease term. Renewing an existing tenant's lease is a separate, flat $150 fee — on every plan.

How thorough is your tenant screening?

Very. We take it seriously because it's the single biggest factor in how a rental performs. Every applicant is screened for credit history, outstanding debts, landlord references, verified income, and any inconsistencies or red flags on the application itself — before we ever recommend placing them in your property.

Are there any hidden fees beyond the monthly rate?
